AMBER SEA CONDO LAUNCH

If you are looking for new condominium launches with water or sea views, you might want to look at the upcoming Amber Sea condominium development. This project will be built on the site of the former Parkway Mansion at Amber Road in the East Coast area of Singapore.

The Amber Sea condo will be a freehold project, unlike H2O Residences, and will be in District 15 as opposed to District 19. Hence it will be a higher end product, catering to a more luxury segment of the market, whereas H2O was targeted more at the mass market.

In terms of pricing, it is hardly surprising that Amber Sea will be set at more than twice the price on a per square foot basis. We are likely looking at around the $2,500 PSF average price point here, with the south-facing sea view units possibly hitting up to $2,700 PSF.

H2O Residences sold at around $900 PSF then, but that was several years ago. Hence the buyers there would be sitting on paper gains of up to $300 to $350 PSF, considering that new launches around that location are now selling at around $1,250 PSF. Which is still only less than half the expected pricing for the Amber Sea condo.
